Our commission is a percentage of the monthly rent, deducted transparently each month before we transfer the balance to you. There are no setup fees, no listing fees, and no hidden charges. You see exactly what we earn and when.

The exact percentage depends on the villa, the rental term, and what's involved. We discuss this openly in our first conversation and confirm everything in writing before we start.

Common questions from owners

Yes. We work around your personal use. Just let us know your schedule upfront so we can plan tenancies accordingly. Most owners block a few weeks or months per year.

Direct. After handover, the tenant comes to you for maintenance, utilities, and day-to-day questions. We focus on monthly payments and stay available if larger issues arise.

Handled via the security deposit terms in the lease, between you and the tenant. We can advise, but the resolution is yours. The deposit is held according to what's agreed in the contract.

No to both. We specialise in long-term rentals only — monthly and yearly. We don't take over operational management of your property. Our model is structured support at the start and monthly payment handling throughout.

It depends on the villa, the price point, and the time of year. Most villas in our corridor find a tenant within two to six weeks. We'll give you an honest estimate after our first visit.

Always. We draft the lease with your input and you review every clause before anything is signed. Nothing goes to the tenant without your approval.
