The site presents a curated portfolio of villas for monthly and yearly rental. It is informational: you cannot book, reserve, or pay for a villa through this website. Listings do not show real-time availability, and a villa appearing on the site is not a guarantee that it is available for your dates.

Prices shown are indicative "from" rates. The final rent and all conditions depend on the villa, the length of stay, the season, and your specific dates, and are only fixed in a written lease agreement.

We introduce tenants to villa owners, coordinate viewings and screening, and help draft the lease. The lease itself is concluded directly between you and the villa owner — we are not a party to it, and we are not a property manager. After handover, day-to-day matters such as maintenance and utilities sit between tenant and owner directly.

Our service is free for tenants; villa owners pay our commission. Specific terms with owners are always confirmed in a separate written agreement before any work begins.

We visit and photograph every villa ourselves and keep listings as honest and current as we can. Still, details can change between our visits — owners renovate, neighbourhoods evolve, and construction starts and stops. Always verify what matters to you during a viewing and in the lease. Currency conversions on the site are estimates based on periodically updated exchange rates.

All text, photography, and design on this site belong to PT Bali Flow Villas or to the villa owners who provided them. You're welcome to share links to the site; copying photos or listings for other purposes — including listing the villas elsewhere — is not allowed without our written permission.

We provide the website "as is". To the extent permitted by law, we are not liable for losses arising from the use of the website, from inaccuracies in listings, or from agreements you enter into with villa owners or other third parties. Nothing on this site is legal, tax, or immigration advice.

These terms are governed by the laws of the Republic of Indonesia. If a dispute arises, we'll always try to resolve it in conversation first.

We may update these terms from time to time. The date at the top shows the current version; continued use of the site means you accept the updated terms.
