We only list villas we'd choose for ourselves. Here's what that means in practice.
Verified homes
Every villa is personally walked, photographed and inspected before it joins our list. We turn down more villas than we list. If we wouldn't live there ourselves, we don't ask you to.
Transparent terms
No hidden fees, no fine-print surprises. You see deposit, utilities, what's included and what's not before you sign. The conversation we have on WhatsApp is the same one you'll have at handover.
Local team
We live in the corridor we list. Canggu, Pererenan, Seseh, Cemagi: this is our daily ground. We know every villa we list personally because we walked it, photographed it, and chose it ourselves.
How we work
We're not a property manager. We don't handle your day-to-day maintenance, and we don't take a cut of your monthly rent. What we do is match you with the right villa, negotiate terms that make sense, and make sure you move in with everything clear — on paper and in person.
Before you sign, we draft a written lease in English that covers rent, deposit, utilities, notice period, and what happens if something needs fixing. We walk you through anything that's standard here but might feel unfamiliar. On your first day, we handle the handover together with the owner so everyone starts on the same page.
After that, your day-to-day relationship is with the villa owner directly. You pay them, you contact them if something breaks. That's by design — it keeps things simple, transparent, and honest. If you ever need us again, we're still here. But we don't hover.

Cemagi
The most secluded of the four. Larger plots, fewer neighbors, and the kind of quiet that's hard to find closer to town.
Seseh
Rice fields and space. A slower pace near the coast, with newer villas and more room to breathe.
Pererenan
Quieter than Canggu, still close to everything that matters. Growing steadily, with good restaurants and a strong community.
Canggu
Busy, walkable, and central. Cafés, co-working spaces, and surf breaks all within reach. The most connected of the four.

Common questions
It depends on the villa. Some are available immediately, others have a tenant finishing their lease. On average, expect one to three weeks from first message to move-in — faster if you're already in Bali and can view in person.
Yes. We do video walk-throughs for every villa on our list. You'll see the space, the street, the neighborhood — not just the best-angle photos. Many of our tenants sign before landing.
It varies by villa. Some include WiFi, pool maintenance, and garden upkeep. Others are base rent only. We spell out exactly what's included before you sign, so you know your full monthly cost upfront.
We draft a written lease in English for every stay. The standard deposit is one to two months' rent, returned at the end of your stay minus any damages. Everything — rent, deposit, utilities, notice period — is written into the contract.
The villa owner. After handover, day-to-day maintenance sits between you and the owner directly. We make sure the owner is responsive and reliable before we list a villa, so you're not left on your own with someone who doesn't reply.
Usually, yes. If the villa isn't committed to another tenant, extensions are straightforward. We recommend discussing your plans with the owner at least a month before your lease ends.
No. Our service is free for tenants. The villa owner pays our fee. You'll never see a charge from us on your side — not at signing, not during your stay, not at checkout.
Talk to us. We can't undo a signed lease, but we can mediate with the owner and, if needed, help you find an alternative for your next period. That's part of why we screen owners as carefully as we screen villas.
